The news continues to be good. Single family sales
in the City have improved May 2010 to May 2009, 42 to 32
respectively. Median prices have also jumped from
$304,628 to $432,000 and volume went up from $13,586,824
in 2009 to $17,925,063 in 2010. Of the 42 sales, the
largest portion, by far, 25 sales were in the lower end,
median sale price of $205,000. This is a reflection of
the First Time Home Buyer Tax Credit which ended on
April 30th, 2010 and we see the closings in May and
perhaps some in early June.
In the County, we see even more improvement as
sales in May 2010 rose to 58 units compared to only 32
in May 2009. Volume also rose dramatically from
$17,570,193 in 2009 to $31,414,625 in 2010. Median price
however, dropped nominally from $441,250 May
2009 to $404,975 in May 2010.
Let's hope the trend continues upward.
